Landlord Fees & Information

Fully Managed Service

Management Fee:
12% of the monthly rent inc. VAT)
(subject to a Minimum Fee of £90 inc. VAT)

Tenancy Set Up Fee:
£380 inc. VAT

The fully managed service includes:

• Advertising and marketing of the Property.
• Enhanced referencing of tenants, including Sanction & Right to Rent checks.
• Providing a suitable tenancy agreement for the Property and managing the complete tenant move in process.
• Inventory report.
• Protecting deposit in custodial scheme (and releasing deposits).
• Rent collection.
• Utilities- Updating companies with notifications of new tenancies.
• Regular inspections of the Property are carried out on a six monthly basis.
• Co-ordinating any maintenance and general management of the property throughout the tenancy.
• Making payments on behalf of the Landlord from rents received for costs in managing the Property.
• Carrying out a full property inspection and checkout report at the end of the tenancy.
• Issuing notice of seeking possession.
• Issuing rent increase notice.
• Tenancy renewal with existing tenant.

Redirecting of mail: Cost of postage
Arranging gas safety check: £84 inc VAT
Arranging electrical safety check: £192 inc VAT
Energy Performance Certificate Admin Fee: £85 inc VAT

Letting Only Service

90% of the first months rent inc. VAT
(subject to a Minimum Fee of £720 inc. VAT)

Issuing Notice of Seeking Possession: £100 plus VAT for Let Only Service.
Protecting deposit in Custodial scheme – included in managed service only.

Where a tenant is introduced to a Landlord by means of an arranged viewing, a fee will be payable if the Landlord offers a tenancy to the applicant at anytime within following 12 months.

Please note our services are offered on a ” No Let , No Fee Arrangement”, therefore you pay nothing to this agency until we have found and arranged a suitable tenancy agreement on behalf.

N.B. Monies received via our office will be paid direct to you “The Landlord” on the 5th or 20th of each month (please allow three working days for bank transfer).
